10 steps to sell your home in 30 days

Selling your home in less than 30 days


Yes it is possible but be ready for crazy amount of work. Some money involved it takes about $2000 to get your home ready and sold. We spent a total of $1030 to get the house perfect


(we did all 10 steps in less than 1 week) 

1| Finish your projects, we had a painting project in the loft that needed to be repainted.

2| Research your relator ask them questions, average how long are your houses on the market, commission, profession photographer, don't choose someone that is not passionate. If their houses are on average 90 to 120 days he/she may not be who you want. Be the go getter ( 30 min advance notice to view home get the kids and pets out of there)

3| Clean everything! under sinks, fridges, clean wipe down of all shelves walls and baseboards. EVERYTHING!! (we have seen a few houses when buying our first home that were filthy or recently on Hoarders tv show)

4| Stage/ organize we invested about 200$ in extra organizing bins, we even organized the junk draws and under each sink.

5| remove extra toys ( we used big tots and through all non essential toys the closet and garage)

6| spruce it up: we got rid of our dingy white front door and painted it a beautiful royal blue. Total cost 22$ major curb appeal

7| Curb appeal need I say more sweep, new welcome mat, pull weeds clean up any fall/ winter leftovers.

8| Become OCD: I have major OCD tendencies but if your not develop them for the next 30 days don't sit down there is 100 things to be done re fold all blankets and pick up clutter. Check pinterest for more motivation and ideas.

9| Hide pets we boarded them for a week while we went on home finders trip,  but be make sure to take them with you when people come to view your home. yes its exhausting but be willing to show your house at any time. The right buyer maybe at 8 pm ( that was us).

10| List your home! Good luck make sure to get a professional photographer and have it up on every home sight including Zillow.







Price of getting our home up on the market, multiple offers and  sold!

  • $200 in organization, bins, wicker baskets, totes, making the house feel more perfect
  • $400 fixed slow draining tub, leaky sink, snaked all drains, and new garbage disposal
  • $180 fix cracked window that happened 7 days earlier. ( bbq in cold near glass not ideal)
  • $200 fix garage door motor (silly things we put off)
  • $50 in paint
Total: $1030
